Dear Hemingway,

Thank you for the opportunity to present our proposal for Comodita Health's new home at Level 5, 633 Springvale Road, Mulgrave. Having spent time understanding your vision, I wanted to share why I believe Concept Health is the right partner for this project.

You're building something meaningful. A multidisciplinary healthcare centre where mental health professionals, dental practitioners, and allied health specialists come together under one roof to deliver compassionate, connected care. That's not a simple fitout brief. It requires a partner who understands clinical environments at a fundamental level.

This is exactly what we do. Concept Health has spent over 40 years designing and delivering healthcare spaces across medical, dental, wellness, and allied health sectors. We understand the acoustic privacy a therapist needs, the infection control a dental suite demands, and the way a thoughtfully designed waiting room can put an anxious patient at ease.

What sets us apart for Comodita is our Design & Build model. Rather than engaging a separate architect and a separate builder, with Concept you get one team from first sketch to final handover. Our in-house design team can pivot and refine in real time. And once we complete the design development phase together, we enter into a fixed-price contract. No cost blowouts. No nasty surprises. Full-height MDF doors with commercial-grade hardware. Lockable hardware to all 21 consultation rooms ensuring patient privacy and BCA compliance.

Electrical & AV

110 double GPOs. 84 LED dimmable downlights. Feature pendant and wall lighting. AV systems to both meeting rooms and the multi-purpose room.

Custom Joinery

12 bespoke pieces: 4.9m reception counter, kitchen with island bench, integrated bench seating with planter boxes, storage units, and utility benches.

Floor Coverings

Herringbone timber-look vinyl to hallways (246 sqm). Commercial carpet tiles to consult rooms (419 sqm). Feature carpet to meeting rooms (63 sqm). Vinyl to wet areas (66 sqm).

Mechanical, Fire & Data

Supplementary air conditioning with BMS integration. Sprinkler modifications. 8x Ubiquiti WAPs, Cat 6 cabling, 32RU comms rack for enterprise-grade connectivity.

Kitchen & Amenities

Full kitchen with Billi boiling and chilled water, dishwasher, coffee machine plumbing, and a staff breakout area designed to support 36+ practitioners.

Furniture & Workstations

36 task chairs, 20 meeting chairs, Lana bench seating, feature rugs, breakout stools, and workstations with integrated soft wiring to all positions.

Design Annotations

The Tourmaline concept draws on rich, layered materiality: warm timber veneers, textured carpet in earthy tones, brushed brass accents, deep navy tile details, and natural stone features. Every material choice serves both aesthetics and the clinical demands of a multidisciplinary health environment.

Flooring Strategy

Herringbone timber-look vinyl in high-traffic hallways (246 sqm) for durability and warmth. Commercial carpet tiles in consultation rooms (419 sqm) for acoustic performance. Feature carpet in meeting rooms (63 sqm) for visual distinction.

Acoustic Privacy

Soundchek gyprock partitions with insulation to all 21 consult rooms. 600mm baffle blocks above partitions. Optional acoustic panel upgrades available. Confidential conversations stay private.

Lighting Design

Dimmable LED downlights to all consultation rooms for therapeutic flexibility. Feature pendant lighting at medium and large scales. 19 wall lights creating layered ambient lighting throughout.

Patient Arrival

Reception and waiting area with herringbone vinyl, Lana bench seating, dedicated children's zone, and S-fold sheer curtains softening natural light to create immediate calm.

21 consultation rooms with lockable hardware, individual storage, dimmable lighting, and soundproofing. 3 phone booths. 15 hot desks with screens. 2 meeting rooms with AV.
